Description

If you've ever walked raw land and pictured a fully operating school—students learning, fire alarms tested, inspectors signed off—and then actually built it, this is the role that turns that muscle memory into scale.

At 2 Hour Learning, we’re building a national network of private schools that compress a full academic day into just two hours. Speed-to-learn only matters if we can move just as quickly in the physical world. From site viability to certificate of occupancy, you'll be responsible for making that happen. You’ll lead the entire delivery arc of our ground-up builds: feasibility, permitting, construction, and handover. Not in theory. In real cities, under real timelines, with real pressure.

This isn’t a team-management role. It’s an execution role. You’ll scope, sequence, unblock, and ship high-stakes buildouts with precision. You’ll work shoulder-to-shoulder with Real Estate, Legal, Finance, and Campus Ops, bringing structure and speed to every touchpoint. We’re not looking for a coordinator. We need a builder. Someone with a bias for action, AI-native instincts, and a track record of turning constraints into outcomes.

What you will be doing

  • Scoping and delivering ground-up campus builds — from raw land through to certificate of occupancy — across multiple U.S. cities.
  • Creating feasibility memos, budget estimates, and permitting risk assessments to drive site go/no-go decisions.
  • Building milestone-driven construction and delivery plans, coordinating across internal and external teams.
  • Managing permitting timelines and regulatory hurdles across jurisdictions — anticipating delays and clearing blockers.
  • Activating and holding vendors accountable — with clear scopes, SLAs, and escalation paths.

What you will NOT be doing

  • Sitting on the sidelines waiting for alignment — this role leads from the front, not the back row.
  • Operating with a fixed playbook — each site brings new zoning laws, fire codes, and design tweaks. Adaptability is part of the job.
  • Relying on internal teams to own execution — you’re the owner, not the inbox forwarder.
  • Spending weeks in planning cycles — your default is to move fast, unblock issues, and drive clarity without perfect inputs.
  • Clocking out at 6 PM — this is a high-stakes, high-output role. The work matters. The hours reflect that.

Key responsibilities

Deliver fully operational school campuses on-time and on-budget — starting from dirt, ending with doors open and students inside.

Candidate requirements

  • U.S.-based and authorized to work without sponsorship.
  • Willing to travel up to 60%, including site visits, vendor meetings, and jurisdictional walkthroughs.
  • Has led at least three ground-up construction projects from pre-construction through delivery.
  • Proven track record managing full build cycles across multiple U.S. markets.
  • Deep knowledge of permitting, zoning, and regulatory approval processes in diverse jurisdictions.
  • Demonstrated ability to manage vendors, budgets, and timelines under high-pressure conditions.
  • Strong cross-functional communicator who drives alignment across legal, real estate, finance, and ops.
  • Fluent in using AI tools to accelerate work product, automate workflows, and operate lean.
  • Willing and able to work 40-60 hours per week with urgency, polish, and ownership.

Nice to have

  • Experience in education, healthcare, retail, or other repeatable buildout sectors.
  • Prior background in top-tier consulting, development, or construction leadership roles.
  • Familiarity with fire code, ADA, and licensing requirements for institutional buildings.
