If you've stood on undeveloped land and envisioned a functioning school—complete with classrooms in use, inspections cleared, and certificates issued—and then delivered it, this role leverages that expertise at scale.

2 Hour Learning is constructing a nationwide network of private schools that condense a full day of academics into just two hours. Learning velocity only translates to impact if we can execute just as rapidly in the built environment. From site evaluation to final occupancy, you'll own the entire process. You'll direct the full lifecycle of our new construction projects: feasibility analysis, regulatory approvals, construction execution, and operational handoff. Not conceptually. In actual markets, under real deadlines, with genuine pressure.

This is not a role centered on team oversight. It's an execution role. You'll define scope, manage sequencing, remove obstacles, and deliver mission-critical buildouts with exactness. You'll collaborate directly with Real Estate, Legal, Finance, and Campus Operations, embedding structure and velocity at every interface. We're not seeking a facilitator. We need a builder. Someone with an action-first mindset, fluency in AI-driven workflows, and a proven record of converting limitations into results.

What you will be doing

  • Executing ground-up campus construction — from undeveloped property through final certificate of occupancy — across multiple U.S. markets.
  • Producing feasibility analyses, cost projections, and permitting risk profiles to inform site approval decisions.
  • Developing milestone-based construction and delivery schedules, coordinating across internal and external stakeholders.
  • Navigating permitting schedules and regulatory complexities across jurisdictions — forecasting delays and eliminating bottlenecks.
  • Engaging and managing vendor accountability — with defined scopes, service-level agreements, and escalation protocols.

What you will NOT be doing

  • Waiting for consensus before acting — this role drives from the front, not from behind.
  • Following a standard template — every site introduces unique zoning regulations, fire codes, and design modifications. Flexibility is essential.
  • Delegating execution to internal teams — you are the owner, not the coordinator.
  • Spending extended periods in planning loops — your instinct is to advance quickly, resolve blockers, and establish clarity even with incomplete data.
  • Ending your day at 6 PM — this is a high-stakes, high-performance role. The mission is significant. The commitment reflects that.

Key responsibilities

Deliver fully operational school campuses on-time and on-budget — beginning with vacant land, concluding with doors open and students enrolled.

Candidate requirements

  • U.S.-based and authorized to work without sponsorship.
  • Willing to travel up to 60%, including site visits, vendor meetings, and jurisdictional walkthroughs.
  • Has led at least three ground-up construction projects from pre-construction through delivery.
  • Proven track record managing full build cycles across multiple U.S. markets.
  • Deep knowledge of permitting, zoning, and regulatory approval processes in diverse jurisdictions.
  • Demonstrated ability to manage vendors, budgets, and timelines under high-pressure conditions.
  • Strong cross-functional communicator who drives alignment across legal, real estate, finance, and ops.
  • Fluent in using AI tools to accelerate work product, automate workflows, and operate lean.
  • Willing and able to work 40-60 hours per week with urgency, polish, and ownership.

Nice to have

  • Experience in education, healthcare, retail, or other repeatable buildout sectors.
  • Prior background in top-tier consulting, development, or construction leadership roles.
  • Familiarity with fire code, ADA, and licensing requirements for institutional buildings.
