You walk into a facility and immediately recognize what's wrong — the ceiling tile that's loose and unreported, the HVAC return that's been making noise for days, the landscaping contractor who completed half the scope and billed for the full amount. You don't wait for a complaint to arrive. You resolve the issue before anyone realizes there was one.

That ability defines this position. Alpha runs high-quality K–12 campuses where families expect an environment that is safe, reliable, and ready for tours every single day — not only when events are scheduled. You will maintain that expectation across Central Texas: Austin will be your primary location, with consistent travel to schools throughout the region. Your performance determines whether a campus maintains its premium standard or quietly deteriorates between leadership visits.

Year one will emphasize establishing standards and improving vendor performance — defining what "ready" means, implementing the audit schedule, removing underperforming vendors, and training Campus Coordinators and Site Specialists to follow a consistent operational process. As the region expands and your framework matures, the role transitions to ongoing regional oversight: you will become the operator the organization relies on during new campus launches, emergencies, or when standards require revision.

What you will be doing

  • Performing scheduled on-site inspections at Central Texas campuses using documented standards for cleanliness, HVAC, safety, security, signage, landscaping, furniture, and tour-readiness — and converting audit results into confirmed corrective actions
  • Managing facilities emergencies and issues, coordinating with vendors, and closing work orders only after verifying resolution (urgent issues <24 hours, standard issues <1 week)
  • Overseeing local vendor compliance with SLAs, removing vendors who consistently underperform, renegotiating contracts, and conducting direct accountability discussions regarding quality and cost
  • Establishing a weekly operational cadence with Campus Coordinators and Site Specialists to ensure every campus follows standardized procedures rather than ad-hoc responses
  • Managing significant campus improvement projects (HVAC replacements, interior updates, landscaping, AV/networking installations) on time and within budget, minimizing student disruption
  • Developing global standards and AI-powered procurement frameworks (utilizing ticketing platforms, IoT/predictive maintenance systems, and centralized purchasing) to ensure consistent campus launches and operations
  • Delivering concise weekly written updates on regional quality metrics, vendor performance, escalations, and capital expenditure tracking

What you will NOT be doing

  • Operating remotely from dashboards — this position demands regular physical presence in Austin and 20–40% travel to regional campuses across Central Texas
  • Leading new campus design or managing ground-up construction projects — capital expansion is owned by a separate team
  • Creating enterprise-wide procurement policies disconnected from field operations — your standards will emerge from direct site experience
  • Working with established reporting structures and direct authority over all personnel your work depends on — you will create accountability through documentation, written follow-through, and rejecting ambiguous vendor commitments
  • Treating "tour-ready only during leadership visits" as acceptable — recurring problems will be diagnosed at root cause, not simply re-reported
  • Operating in constant reactive mode — the audit schedule and predictive maintenance tools exist to identify failures before they generate complaints

Candidate requirements

  • Located in the Austin, TX metro area or within commutable distance, prepared to work primarily from the Austin campus with 20–40% regional travel
  • Authorized to work legally in the United States without requiring visa sponsorship
  • 5+ years managing multi-site facilities, regional operations, hospitality operations, retail operations, or school operations
  • Documented success managing vendor-managed services for quality, cost, and SLA performance across multiple sites
  • Hands-on experience addressing urgent facilities problems (safety, HVAC, security, cleanliness) with measurable customer-experience outcomes
  • Consistent written operational discipline: issue tracking, escalation documentation, vendor correspondence, weekly regional quality summaries
  • Practical experience with current operations platforms (ticketing systems, IoT/predictive maintenance, AI-assisted procurement or planning)

Nice to have

  • Multi-site operations leadership in premium hospitality, luxury retail, private K–12 schools, or healthcare organizations serving demanding clientele
  • Experience creating or repairing a regional operations framework where the previous model depended on individual heroics instead of documented standards
  • History of removing non-performing vendors and developing a reliable local vendor network
  • Experience overseeing capital improvement projects (HVAC, AV/networking, landscaping, interior renovations) in active, customer-facing facilities
  • Background operating in an AI-driven environment where automated playbooks, dashboards, and predictive tools handle routine tasks so personnel concentrate on decision-making
