Description

You walk through a facility and immediately notice what's wrong — the unsecured ceiling panel that hasn't been reported, the HVAC unit producing noise for days, the landscaping contractor who submitted a full invoice despite completing only half the work. You don't wait for complaints to surface. You resolve issues before they become visible problems.

That awareness defines this position. Alpha runs high-end K–12 facilities where families expect an environment that is secure, reliable, and visitor-ready at all times — not only during scheduled events. You will maintain that expectation throughout the Northeast region: Manhattan serves as your main campus, with consistent travel to facilities in CT, MA, and PA. Your contribution determines whether a campus maintains premium quality or gradually deteriorates between leadership reviews.

Year one emphasizes establishing standards and restructuring vendor relationships — defining operational readiness, implementing audit protocols, replacing underperforming contractors, and establishing consistent operational patterns for Campus Coordinators and Site Specialists. As additional schools join the network and your framework matures, your focus transitions to sustained regional oversight: you become the operational expert the organization relies on during new campus launches, crisis situations, or standards revisions.

What you will be doing

  • Performing scheduled physical audits at Northeast facilities against established standards covering cleanliness, HVAC systems, safety protocols, security measures, signage, landscaping, furnishings, and visitor readiness — converting audit results into confirmed remediation actions
  • Responding to facilities problems and urgent situations, coordinating contractor response, and closing work orders only after verifying completion (critical issues within 24 hours, standard requests within one week)
  • Overseeing local contractor compliance with service level agreements, terminating consistently underperforming vendors, renegotiating contract terms, and conducting direct accountability discussions regarding quality standards and costs
  • Establishing a weekly operational cadence with Campus Coordinators and Site Specialists to ensure uniform procedures across all campuses rather than ad-hoc responses
  • Directing significant facility improvements (HVAC system replacements, aesthetic updates, landscaping projects, AV and network infrastructure) within timeline and budget parameters while minimizing student impact
  • Documenting enterprise standards and AI-supported procurement frameworks (utilizing work order platforms, IoT and predictive maintenance tools, and consolidated purchasing systems) to ensure consistent campus launch and operations
  • Delivering concise weekly written updates covering regional quality metrics, contractor performance, escalated issues, and capital expenditure tracking

What you will NOT be doing

  • Operating remotely via dashboards — this position demands frequent on-site presence at Manhattan and 20–40% travel to additional regional locations (CT, MA, PA)
  • Planning new facility designs or managing new construction projects — capital development resides with a separate team
  • Establishing company-wide procurement policy without field validation — your standards emerge from direct facility observation
  • Working within established reporting structures with direct authority over all contributing personnel — you will create accountability through documentation, written follow-through, and rejecting ambiguous vendor commitments
  • Treating "visitor-ready only during executive visits" as acceptable — persistent problems receive root cause analysis, not repeated work orders
  • Operating in constant reactive crisis mode — the audit schedule and predictive maintenance systems exist to identify failures before they generate complaints

Candidate requirements

  • Located in New York City or within commuting range, prepared to work primarily from the Manhattan campus with 20–40% travel throughout the region
  • Authorized to work in the United States without requiring visa sponsorship
  • 5+ years managing multi-location facilities, regional operations, hospitality management, retail operations, or educational facility operations
  • Documented success managing vendor-provided services for quality control, cost management, and SLA compliance across multiple sites
  • Hands-on experience addressing urgent facility problems (safety concerns, HVAC failures, security issues, cleanliness standards) with quantifiable impact on customer experience
  • Consistent written operational discipline: problem tracking logs, escalation documentation, vendor correspondence, weekly regional performance summaries
  • Verified experience with contemporary operational platforms (work order systems, IoT and predictive maintenance technologies, AI-enhanced procurement or planning tools)

Nice to have

  • Regional operations leadership in premium hospitality environments, high-end retail, private K–12 education, or healthcare systems serving demanding clientele
  • Experience building or repairing a regional operations framework where the previous approach depended on individual effort rather than systematic standards
  • History of terminating non-performing vendors and developing replacement contractor networks
  • Experience directing capital improvement initiatives (HVAC systems, AV and network infrastructure, landscaping, interior renovations) in active, customer-facing facilities
  • Background in AI-driven operational environments where automated playbooks, monitoring dashboards, and predictive tools handle routine tasks allowing personnel to concentrate on decision-making
