Description

You visit a campus and immediately notice what's wrong — the ceiling tile that hasn't been logged, the HVAC return making noise for days, the landscaping contractor who submitted a full invoice despite completing only half the work. You don't wait for feedback from families. You fix the problem before it becomes visible.

That sense of ownership defines this role. Alpha runs high-end K–12 campuses where families expect an environment that remains safe, reliable, and presentation-ready at all times — not just when events are scheduled. You will maintain that expectation across the Northeast: Manhattan will be your home base, with routine travel to schools in CT, MA, and PA. Your contribution determines whether a campus consistently delivers a premium experience or quietly deteriorates between leadership visits.

Year one centers on establishing standards and overhauling vendor relationships — defining what "ready" means in practice, implementing the audit schedule, removing underperforming vendors, and training Campus Coordinators and Site Specialists to execute a consistent operational rhythm. As the region expands and your systems mature, the role evolves into sustained regional oversight: you become the operator the organization turns to when launching a new site, responding to an urgent situation, or revising a standard.

What you will be doing

  • Performing scheduled on-site evaluations across Northeast campuses using documented standards for cleanliness, HVAC, safety, security, signage, landscaping, furniture, and presentation-readiness — and converting observations into confirmed corrective actions
  • Responding to facilities incidents and emergencies, coordinating vendor response, and closing work orders only after confirming resolution (urgent within 24 hours, standard within 1 week)
  • Overseeing local vendor execution against service-level agreements, removing vendors who consistently underdeliver, renegotiating contracts, and conducting direct accountability discussions on quality and cost control
  • Establishing a weekly operational cadence with Campus Coordinators and Site Specialists to ensure each site follows standardized processes rather than reactive problem-solving
  • Directing major campus improvement projects (HVAC replacements, interior updates, landscaping, AV/network infrastructure) on time and within budget, minimizing impact on students
  • Documenting enterprise standards and AI-supported procurement frameworks (leveraging ticketing platforms, IoT/predictive maintenance systems, and centralized vendor sourcing) to ensure consistent campus launch and operation
  • Delivering concise weekly written updates on regional quality metrics, vendor performance, escalations, and capital expenditure tracking

What you will NOT be doing

  • Operating remotely from a dashboard — this position demands regular in-person presence at Manhattan and 20–40% travel to regional campuses (CT, MA, PA)
  • Leading new campus design or managing ground-up construction projects — capital expansion is handled by a separate team
  • Developing enterprise procurement strategy independently of field realities — your standards must be informed by direct site observation
  • Working with clean organizational lines and direct authority over everyone whose performance affects your outcomes — you will drive results through clarity, documented follow-through, and rejecting ambiguous vendor commitments
  • Tolerating "presentation-ready only for leadership visits" as acceptable — repeat issues will be root-caused and resolved, not simply re-ticketed
  • Defaulting to reactive crisis management — the audit schedule and predictive maintenance tools are designed to identify failures before they generate complaints

Maintain every campus in the Northeast region in a safe, premium, and tour-ready condition every day.

Candidate requirements

  • Located in New York City or within commuting range, prepared to work primarily from the Manhattan campus with 20–40% regional travel
  • Authorized to work in the United States without requiring visa sponsorship
  • 5+ years of experience managing multi-site facilities, regional operations, hospitality operations, retail operations, or school operations
  • Documented success holding vendor-managed services accountable for quality, cost control, and SLA compliance across multiple sites
  • Hands-on experience resolving urgent facilities problems (safety, HVAC, security, cleanliness) with measurable impact on customer experience
  • Strong written operational discipline: issue tracking, escalation documentation, vendor follow-up, weekly regional quality reporting
  • Proven use of contemporary operations platforms (ticketing systems, IoT/predictive maintenance, AI-assisted procurement or planning)

Nice to have

  • Leadership experience in multi-site operations within premium hospitality, luxury retail, private K–12, or healthcare networks serving clients with high expectations
  • Experience building or rehabilitating a regional operations model that previously depended on individual heroics instead of standardized processes
  • History of terminating underperforming vendors and developing a new local vendor network
  • Background overseeing capital improvement projects (HVAC, AV/network infrastructure, landscaping, interior renovations) in active, customer-facing facilities
  • Experience operating in an AI-enabled environment where automated playbooks, dashboards, and predictive systems handle routine tasks so team members can focus on decision-making
