VP of Real Estate Development   $200,000 USD/year

Description

Opening a school is straightforward. Opening them consistently, predictably, and with increasing velocity is not.

2 Hour Learning is creating a nationwide network of schools that condenses a traditional full-day education into two intensive hours through AI technology. For this model to succeed, expansion must be as rigorous and reliable as the educational product. This position is designed to ensure that outcome. You will control the entire lifecycle of new school sites—from initial acquisition through operational launch—while establishing the infrastructure that makes every successive opening more efficient, streamlined, and forecastable.

This is not a conventional development position. Your purpose is not simply to oversee projects. Your purpose is to remove obstacles from the expansion process. That requires making decisive judgments on site suitability, intervening directly in permitting and construction challenges, conducting vendor negotiations, and maintaining timeline urgency. Simultaneously, you will decompose each component of this process into structured, AI-enabled workflows that minimize manual input and enhance forecasting precision with each iteration.

If you have managed real construction projects and are dissatisfied with protracted schedules, dispersed accountability, and recurring errors, this is your opportunity to solve those problems—at scale.

What you will be doing

  • Make critical site selection decisions by assessing zoning, permitting, cost, and timeline viability through structured and AI-supported analysis
  • Manage multiple school construction projects concurrently, directing construction managers, clearing obstacles, and delivering on-time, on-budget launches
  • Create clear, actionable capital project proposals that bring stakeholders into alignment on scope, budget, and execution approach
  • Oversee vendor selection, RFP processes, and contract negotiations with an emphasis on velocity, quality, and cost efficiency
  • Break down expansion processes into discrete work units and implement AI-powered systems that reduce timelines and increase predictability

What you will NOT be doing

  • Functioning as a passive tracker who waits for status reports from contractors or external partners
  • Focusing narrowly on a single phase (such as site selection or construction alone) without full accountability for results
  • Depending on unstructured, one-off processes that require rebuilding for each new site
  • Raising issues to others without directly engaging to resolve permitting, design, or construction obstacles
  • Taking extended periods to achieve stakeholder alignment without pushing toward a definitive decision

Key responsibilities

Control the complete expansion process for new school sites by delivering fully operational campuses on reliable schedules while systematically decreasing time, cost, and risk through AI-enabled systems.

Candidate requirements

  • Documented experience leading at least one real estate development or construction project from site identification through opening with complete ownership
  • Experience overseeing multiple simultaneous builds or capital projects with direct accountability for schedules, coordination, and problem resolution
  • Deep working knowledge of zoning, permitting, construction, and vendor management, with the capability to interact directly with general contractors, architects, and regulatory bodies
  • Proven capacity to make tradeoff decisions balancing cost, timeline, and feasibility with clear, quantifiable results
  • Experience refining or structuring complex operational workflows (such as permitting, design coordination, construction delivery)
  • Proven ability to decompose complex workflows into structured, repeatable frameworks and refine them continuously
  • Track record of leveraging tools (AI or other technologies) to minimize manual effort, speed up decision-making, or enhance execution velocity
  • Strong ownership orientation with the capacity to function in ambiguous environments and produce tangible results
  • Willingness and availability to travel up to 60% to active school locations throughout the US and be present on-site during pivotal development and opening phases
  • Currently based in the US and authorized to work without requiring visa sponsorship
