VP of Real Estate Development   $200,000 USD/year

Description

Opening one school is manageable for most operators. Doing it consistently, on schedule, and with increasing efficiency is a different challenge altogether.

2 Hour Learning is constructing a nationwide portfolio of schools built around a model that condenses a complete day of instruction into two intensive hours through AI technology. For this approach to succeed at scale, the expansion process must be as disciplined and reliable as the educational product. This position is designed to deliver that discipline. You will control the entire development journey for new school sites—from initial acquisition through fully operational launch—while simultaneously engineering the frameworks that accelerate each future opening and increase execution consistency.

This is not a conventional development position. Your purpose is not simply to oversee projects. Your purpose is to systematically remove obstacles from the expansion pathway. That requires decisive judgment on site suitability, direct involvement in permitting and construction challenges, vendor negotiation, and relentless timeline enforcement. In parallel, you will deconstruct each component of this process into organized, AI-enhanced workflows that minimize manual intervention and sharpen forecasting precision with each iteration.

If you have delivered real construction projects and find yourself limited by extended schedules, dispersed accountability, and recurring errors, this is the environment where you correct those problems—across multiple locations.

What you will be doing

  • Execute critical site selection decisions through rigorous validation of zoning regulations, permitting pathways, budget constraints, and schedule feasibility supported by structured and AI-enhanced analysis
  • Maintain direct oversight of multiple simultaneous school construction projects, coordinating construction managers, clearing obstacles, and delivering launches on schedule and within budget
  • Create comprehensive, action-oriented capital project proposals that secure stakeholder alignment on project scope, financial requirements, and implementation approach
  • Direct vendor evaluation, competitive bidding processes, and contract negotiations with emphasis on delivery speed, quality standards, and cost efficiency
  • Systematically break down expansion processes into discrete operational units and construct AI-powered systems that accelerate timelines and enhance forecast reliability

What you will NOT be doing

  • Operating as a passive coordinator who waits for status reports from contractors or external partners
  • Focusing narrowly on a single development phase (such as site acquisition or construction management) without accountability for complete project delivery
  • Depending on improvised, unstructured approaches that require rebuilding for each new site
  • Forwarding unresolved permitting, design, or construction obstacles upward without direct engagement to solve them
  • Consuming extended periods in stakeholder alignment activities without producing actionable decisions

Key responsibilities

Direct the complete expansion lifecycle of new school locations by executing fully operational campus launches on reliable schedules while systematically decreasing time-to-open, capital expenditure, and execution risk through AI-enabled process improvement.

Candidate requirements

  • Documented experience directing at least one complete real estate development or construction initiative from site identification through operational launch with full project ownership
  • Track record managing multiple overlapping construction or capital projects with direct accountability for schedule management, cross-functional coordination, and problem resolution
  • Deep working knowledge of zoning regulations, permitting processes, construction operations, and vendor management, including ability to interface directly with general contractors, architects, and regulatory authorities
  • Proven capability to evaluate tradeoffs between cost, schedule, and project feasibility while producing clear, quantifiable results
  • Experience refining or designing complex operational processes (including permitting workflows, design coordination, or construction delivery)
  • Demonstrated skill in decomposing intricate workflows into standardized, repeatable frameworks with continuous improvement cycles
  • History of implementing tools (AI-based or traditional) to eliminate manual tasks, expedite decisions, or improve delivery velocity
  • Strong ownership orientation with capacity to perform effectively in uncertain environments and produce tangible outcomes
  • Capability and willingness to travel up to 60% to operational school sites throughout the United States and maintain on-site presence during pivotal development and launch stages
  • Current residence in the United States with authorization to work without requiring visa sponsorship
