VP of Construction Management   $200,000 USD/year

Description

Opening one school is straightforward. Opening many on schedule, with increasing efficiency, is a different challenge entirely.

2 Hour Learning is establishing a nationwide network of schools that condense a complete day's education into two intensive hours through AI technology. This model requires expansion that is as disciplined and systematic as the educational product. This role is designed to deliver that precision. You will control the complete lifecycle of new school sites—from initial property evaluation to fully functioning campus—while simultaneously constructing the frameworks that accelerate each future launch with greater reliability and efficiency.

This is not conventional real estate development. You are not here simply to oversee projects. You are here to remove obstacles from the growth engine. That requires decisive judgment on site suitability, direct engagement with permitting and construction challenges, vendor negotiation, and timeline enforcement with a sense of urgency. Concurrently, you will deconstruct each element of this process into organized, AI-supported workflows that minimize manual intervention and enhance forecasting precision progressively.

If you have directed real construction projects and find yourself limited by prolonged schedules, dispersed accountability, and recurring errors, this is your opportunity to correct it—at scale.

What you will be doing

  • Validate high-impact site decisions through structured and AI-enhanced analysis of zoning, permitting requirements, cost structures, and timeline viability
  • Manage multiple concurrent school construction projects, directing construction managers, removing obstacles, and delivering on-time, on-budget campus openings
  • Produce clear, actionable capital project proposals that secure stakeholder alignment on scope, budget, and execution approach
  • Direct vendor selection processes, RFPs, and contract negotiations with emphasis on speed, quality standards, and cost discipline
  • Break down expansion workflows into discrete, repeatable components and implement AI-powered systems that reduce cycle times and increase predictability

What you will NOT be doing

  • Operating as a passive monitor of contractor or partner updates without active intervention
  • Focusing narrowly on a single stage (such as site selection or construction alone) without accountability for the complete result
  • Depending on manual, improvised methods that restart from scratch at every new site
  • Raising issues without personally addressing permitting, design, or construction obstacles
  • Consuming extended periods on stakeholder alignment without producing timely decisions

Key responsibilities

Oversee the complete expansion lifecycle of new school sites, delivering operational campuses on consistent schedules while systematically decreasing time, cost, and risk through AI-enabled systems.

Candidate requirements

  • Demonstrated leadership of at least one real estate development or construction initiative from site selection to operational opening with full accountability
  • Track record managing multiple simultaneous builds or capital projects with direct ownership of timelines, coordination, and problem resolution
  • Deep working knowledge of zoning, permitting, construction processes, and vendor management, including direct engagement with general contractors, architects, and regulatory authorities
  • Proven capacity to make balanced tradeoff decisions involving cost, schedule, and feasibility supported by clear, quantifiable results
  • Experience refining or organizing complex operational processes (such as permitting, design coordination, or construction execution)
  • Proven ability to decompose intricate workflows into structured, repeatable frameworks and enhance them iteratively
  • Track record leveraging tools (AI-based or other technologies) to minimize manual effort, speed decision cycles, or improve execution velocity
  • Strong ownership orientation with capability to function effectively in ambiguous environments and deliver tangible results
  • Willingness and capacity to travel up to 60% to active construction sites nationwide and maintain on-site presence during critical development and opening phases
  • Current US residency and authorization to work without requiring visa sponsorship
