VP of Facilities Development   $200,000 USD/year

Description

Opening one school is straightforward. Doing it consistently, reliably, and with increasing speed is where most operators fail.

2 Hour Learning is constructing a nationwide network of schools that use AI to condense a full day's education into two concentrated hours. The model's success depends on expansion matching the precision of the product. This role is designed to deliver that. You will control the complete lifecycle of new school sites—from undeveloped location to fully functioning campus—while constructing the systems that make every opening faster, more efficient, and more reliable.

This is not a conventional facilities development position. You are not being hired simply to oversee projects. You are being hired to remove obstacles from growth. That requires making decisive judgments on site feasibility, engaging directly with permitting and construction challenges, negotiating with contractors, and maintaining timeline urgency. Simultaneously, you will decompose every element of the process into structured, AI-enhanced workflows that minimize manual intervention and sharpen forecast precision over time.

If you have delivered real-world construction projects and are weary of delayed schedules, scattered accountability, and recurring errors, this is your opportunity to solve those problems—at scale.

What you will be doing

  • Validate zoning, permitting, cost, and timeline feasibility through structured and AI-supported analysis to make critical site decisions
  • Oversee multiple simultaneous school construction projects, directing construction managers, clearing obstacles, and securing on-time, on-budget openings
  • Produce clear, action-ready capital project proposals that bring stakeholders into alignment on scope, budget, and execution approach
  • Drive vendor selection, RFP processes, and contract negotiations with emphasis on speed, quality, and cost discipline
  • Break down expansion workflows into discrete work units and implement AI-powered systems that reduce timelines and enhance predictability

What you will NOT be doing

  • Operating as a passive tracker who waits for status updates from contractors or external partners
  • Focusing narrowly on a single phase (such as site selection or construction alone) without full accountability for outcomes
  • Depending on manual, improvised processes that start from scratch at each new location
  • Escalating issues without engaging directly to resolve permitting, design, or construction roadblocks
  • Taking months to secure stakeholder alignment without moving decisively toward resolution

Key responsibilities

Take full ownership of the end-to-end expansion of new school locations by delivering fully operational campuses on reliable timelines while systematically decreasing time, cost, and risk through AI-enabled systems.

Candidate requirements

  • Demonstrated experience leading at least one real estate development or construction project from site selection to opening with complete ownership
  • Experience overseeing multiple concurrent construction or capital projects with direct accountability for timelines, coordination, and problem resolution
  • Deep fluency in zoning, permitting, construction, and vendor coordination, including the ability to work directly with general contractors, architects, and regulatory authorities
  • Proven ability to make tradeoff decisions balancing cost, timeline, and feasibility with clear, quantifiable results
  • Experience refining or structuring complex operational workflows (such as permitting, design coordination, or construction execution)
  • Proven ability to decompose complex workflows into structured, repeatable systems and refine them iteratively
  • Track record of leveraging tools (AI or other) to eliminate manual work, accelerate decisions, or improve execution velocity
  • Strong ownership orientation with the capacity to operate in ambiguity and deliver tangible outcomes
  • Willingness and capacity to travel up to 60% to active school sites throughout the US and be present on-site during critical development and opening phases
  • Currently based in the US and authorized to work without requiring visa sponsorship
