Tenant Improvement Project Manager   $100,000 USD/year

Description

Most construction project managers track progress. This role demands that you control the schedule—and recover it when things go off track.

2 Hour Learning is building a national network of microschools that deliver a complete day of education in two hours through AI. That vision relies on execution speed and accuracy in the physical world. Every permitting holdup, every on-site sequencing error, every dropped coordination point slows growth. This position is designed to remove those breakdowns and make construction a reliable, scalable operation.

You will work on the ground to drive builds forward. Managing contractors. Holding timelines. Addressing sequencing problems before they cascade into delays. Simultaneously, you will deploy AI and digital systems to cut manual overhead, boost transparency, and accelerate delivery. This is not hands-off oversight. You are the operator who intervenes when schedules drift and restores momentum.

If you've worked in or around construction and been frustrated by weak coordination, lack of accountability, or constant reactive firefighting, this is your opportunity to take ownership and execute properly—at scale.

What you will be doing

  • Manage on-site construction operations, engaging directly with contractors to ensure work follows the correct sequence and stays on schedule
  • Take ownership of project timelines, monitoring key milestones, spotting risks before they materialize, and pushing corrective measures when delays emerge
  • Leverage platforms such as Procore, Asana, or MS Project to organize tasks, maintain documentation, and monitor progress across live construction sites
  • Advance permitting processes by monitoring submission status, addressing reviewer feedback, and aligning with stakeholders to expedite approvals
  • Integrate AI-powered tools to streamline planning, documentation, and decision workflows, cutting down manual labor and improving delivery velocity

What you will NOT be doing

  • Observing project dashboards from a distance without stepping in when schedules begin to slip
  • Overseeing projects from 10,000 feet without understanding field realities or trade sequencing limitations
  • Depending on legacy manual methods to monitor progress or keep teams aligned
  • Sidestepping tough discussions with contractors or stakeholders when delivery dates are in jeopardy
  • Postponing action while waiting for complete information to address emerging problems

Key responsibilities

Ensure on-time delivery of school construction projects by directly managing site coordination, holding teams accountable to schedules, and enhancing speed and consistency using digital tools and AI.

Candidate requirements

  • Hands-on experience in construction delivery (field coordination, contractor oversight, or schedule management) with the ability to walk through a specific project, your responsibilities, and how you addressed execution obstacles
  • Proven track record owning or managing a project schedule, including building timelines, monitoring milestones, and driving accountability, with at least one instance of navigating a schedule slip or variance
  • Working proficiency with at least one digital project management platform (e.g., Procore, Asana, MS Project) and the ability to describe its application on an actual project
  • Practical understanding of construction trade sequencing and the ability to explain a case where sequencing choices affected project timing
  • Functional knowledge of permitting processes (submissions, review cycles, corrections, authority interactions) with firsthand participation in at least one cycle
  • Concrete experience applying AI tools to speed up real work activities, including a specific example of the tool, what it produced, and how you verified the outcome
  • Availability and readiness to work on-site at least 3 days per week, with roughly 60% travel throughout the United States depending on project locations
  • Based in the United States with authorization to work without requiring visa sponsorship

Nice to have

  • Background managing multiple overlapping construction projects simultaneously
  • Familiarity with rapid-growth or fast-turnaround construction settings where schedules are tightly compressed
  • Desire to refine construction workflows using automation or process standardization
