Tenant Improvement Project Manager   $100,000 USD/year

Description

Most construction project managers track progress. This position requires you to control the schedule—and recover it when it falls off track.

2 Hour Learning is building a nationwide network of microschools that compress a full day of education into two hours using AI. That vision relies on rapid, precise execution in the field. Every permitting holdup, every on-site sequencing error, every coordination gap slows growth. This role is designed to prevent those breakdowns and transform construction into a reliable, scalable process.

You will work on the ground delivering projects. Managing contractors. Maintaining schedules. Anticipating sequencing problems before they cause setbacks. Simultaneously, you will leverage AI and digital platforms to cut manual overhead, increase transparency, and speed up delivery. This is not hands-off oversight. You are the individual who intervenes when schedules drift and restores momentum.

If you have worked in construction but been held back by weak coordination, lack of accountability, or endless reactive firefighting, this is your opportunity to take ownership and execute properly—at scale.

What you will be doing

  • Manage on-site construction operations, collaborating directly with contractors to ensure tasks are completed in proper sequence and according to schedule
  • Take full responsibility for project timelines, monitoring key milestones, spotting risks in advance, and implementing corrective measures when slippage happens
  • Utilize platforms such as Procore, Asana, or MS Project to organize tasks, maintain documentation, and monitor progress across live construction sites
  • Facilitate permitting processes by monitoring submission status, addressing reviewer feedback, and liaising with stakeholders to expedite approvals
  • Deploy AI-driven tools to streamline planning, document generation, and decision-making, minimizing manual workload and enhancing execution velocity

What you will NOT be doing

  • Monitoring dashboards remotely without stepping in to correct course when timelines begin to slip
  • Overseeing projects from a distance without engaging with field conditions and sequencing realities
  • Depending on legacy, paper-based methods to monitor status or interface with teams
  • Sidestepping challenging discussions with contractors or stakeholders when schedule risks emerge
  • Delaying action on unresolved issues while waiting for complete data

Key responsibilities

Ensure on-schedule completion of school construction projects by leading on-site coordination, maintaining timeline discipline, and enhancing execution speed and consistency using technology and AI.

Candidate requirements

  • Hands-on experience in construction delivery (on-site coordination, contractor oversight, or schedule management) with the ability to cite a specific project, your contributions, and how you addressed execution obstacles
  • Proven track record managing or coordinating project schedules, including building timelines, monitoring milestones, and holding deadlines, with at least one documented example of addressing a delay or change
  • Competence with at least one digital project management platform (e.g., Procore, Asana, MS Project) and the ability to detail its application on an actual project
  • Familiarity with construction trade sequencing and the ability to recount a scenario where sequencing choices influenced schedule outcomes
  • Practical knowledge of permitting systems (submissions, review cycles, revisions, AHJ coordination) with firsthand participation in at least one permitting effort
  • Proven application of AI tools to expedite work tasks, including a concrete example of the tool employed, the output it produced, and the validation approach used
  • Capacity and commitment to be present on-site a minimum of 3 days per week, with roughly 60% travel throughout the United States depending on project requirements
  • Based in the United States and legally authorized to work without need for visa sponsorship

Nice to have

  • Background managing multiple simultaneous construction projects
  • Experience in rapid-growth or time-compressed construction environments where schedules are tightly condensed
  • Motivation to enhance construction workflows through process automation or systematic improvement
