Director of Campus Operations   $200,000 USD/year

Description

You walk onto a site and immediately identify what's wrong: the ceiling tile that hasn't been reported, the HVAC return that's been making noise for days, the landscaping contractor who completed only half the checklist yet submitted a full invoice. You don't wait for complaints to surface. You resolve issues before anyone realizes they existed.

This instinct defines the position. Alpha runs premium K–12 facilities where families expect an environment that is safe, dependable, and presentation-ready every day—not exclusively during scheduled events. You will maintain that expectation throughout the Northwest region: anchored at the San Francisco Bay Area campus, with frequent travel to schools across CA, WA, NV, UT, OR, and ID. Your execution determines whether a campus maintains its premium standard or gradually deteriorates between leadership visits.

Year one focuses heavily on establishing standards and vendor accountability: defining what "presentation-ready" means, implementing audit protocols, replacing non-performing vendors, and bringing Campus Coordinators and Site Specialists into a reliable operational rhythm. As the network expands and your methodology matures, the role transitions to sustained regional oversight. You become the operational authority the organization relies on during new campus launches, emergency situations, or standard revisions.

This is a field-based position. If you prefer to operate remotely through dashboards, this role is not suitable. If you want direct responsibility for ensuring 25+ schools maintain a premium standard daily, with the authority to execute that vision, continue reading.

What you will be doing

  • Performing scheduled on-site inspections across Northwest campuses using documented standards for cleanliness, HVAC systems, safety protocols, security measures, signage, landscaping, furniture condition, and presentation-readiness, then converting inspection results into confirmed corrective actions.
  • Prioritizing facilities issues and emergency situations, coordinating with vendors and campus personnel, and closing work orders only after confirming resolution (urgent issues within 24 hours, standard requests within one week).
  • Overseeing local vendor compliance with service-level agreements, terminating consistently underperforming vendors, renegotiating contract terms, and conducting direct accountability discussions regarding quality and expenditure.
  • Maintaining a weekly operational cadence with Campus Coordinators and Site Specialists, including clear written reporting on regional quality metrics, vendor accountability, escalation items, and capital expenditure variance.
  • Overseeing significant campus improvement projects and establishing global standards and AI-supported procurement frameworks to ensure consistent campus launch and operation.

What you will NOT be doing

  • Operating remotely through dashboards. This position demands consistent physical presence at the Bay Area campus plus 30–50% travel time across regional locations in CA, WA, NV, UT, OR, and ID.
  • Architecting new campuses from the ground up or managing new construction project delivery. Capital expansion responsibilities belong to a separate team.
  • Establishing enterprise procurement policy independent of field operations. Your standards emerge from direct site observation.
  • Receiving well-defined reporting structures and direct authority over everyone whose performance affects your outcomes. You'll establish accountability through precision, documented follow-through, and rejection of ambiguous vendor commitments.
  • Tolerating "presentation-ready only during leadership visits" as acceptable, or accepting reactive crisis management as the standard operational approach.

Key responsibilities

Maintain every Northwest region campus as safe, premium, and presentation-ready on a daily basis.

Candidate requirements

  • Located in the San Francisco Bay Area (strongly preferred), or alternatively in the broader Northwest region: CA, WA, NV, UT, OR, or ID, with willingness to work primarily from the Bay Area campus and travel 30–50% regionally.
  • Legal authorization to work in the United States without requiring visa sponsorship.
  • 5+ years of experience managing multi-site facilities, regional operations, hospitality operations, retail operations, or school operations.
  • Demonstrated history of enforcing vendor-managed service accountability for quality, cost control, and service-level compliance across multiple sites.
  • Hands-on experience addressing urgent facilities problems (safety, HVAC, security, cleanliness) with documented customer-experience outcomes.
  • Consistent written operational discipline: issue tracking, escalation documentation, vendor correspondence, weekly regional quality summaries.
  • Verified use of current operations technology (ticketing platforms, IoT/predictive maintenance systems, AI-enhanced procurement or planning tools).

Nice to have

  • Leadership experience in multi-site operations within premium hospitality, luxury retail, private K–12 education, or healthcare organizations serving demanding clientele
  • Experience building or rehabilitating a regional operations framework that previously depended on individual effort rather than systematic standards
  • History of terminating underperforming vendors and developing a reliable local vendor network
  • Experience directing capital improvement initiatives (HVAC, AV/networking, landscaping, interior renovations) in active, customer-facing facilities
  • Background operating in an AI-driven environment where automated playbooks, dashboards, and predictive tools handle routine tasks, allowing personnel to concentrate on strategic decisions
