You tour a facility and immediately notice what's wrong — the unsecured ceiling panel nobody reported, the HVAC unit that's been making noise for days, the landscaping contractor who completed half the checklist yet billed for everything. You don't wait for a parent to raise concerns. You resolve issues before they become visible problems.

That awareness defines this role. Alpha runs high-end K–12 facilities where tuition-paying families expect an environment that is secure, reliable, and presentation-ready every day — not merely when scheduled events occur. You'll maintain that expectation throughout Central Texas: Austin will serve as your base campus, with consistent visits to schools regionwide. Your efforts determine whether a campus sustains its premium quality or quietly deteriorates between leadership inspections.

Year one concentrates on establishing standards and correcting vendor relationships — defining what "operational readiness" means, implementing the inspection schedule, removing underperforming contractors, and training Campus Coordinators and Site Specialists in sustainable operational procedures. As additional schools join the region and your procedures solidify, the position evolves into ongoing regional oversight: you become the expert the organization turns to during new campus launches, crisis situations, or when operational standards require revision.

What you will be doing

  • Performing scheduled physical inspections throughout Central Texas locations using documented criteria for cleanliness, HVAC systems, safety protocols, security measures, signage quality, landscaping standards, furnishings, and presentation readiness — then converting observations into confirmed remedial actions
  • Responding to facilities problems and urgent situations, coordinating contractor response, and marking tickets complete only after validation of proper resolution (critical issues within 24 hours, standard requests within one week)
  • Overseeing regional contractor compliance with service-level agreements, terminating repeatedly failing vendors, renegotiating contract terms, and conducting direct accountability discussions regarding quality standards and cost controls
  • Establishing a consistent weekly operational cadence with Campus Coordinators and Site Specialists to ensure campuses operate through standardized procedures rather than improvisation
  • Overseeing significant campus improvement projects (HVAC system updates, interior design refreshes, landscaping enhancements, AV and network installations) while maintaining schedule and budget discipline with minimal student impact
  • Documenting organizational standards and AI-enhanced procurement procedures (utilizing ticketing platforms, IoT-based predictive maintenance systems, and centralized vendor management) to ensure uniform campus launches and operations
  • Delivering concise weekly written updates covering regional facility quality, contractor performance metrics, escalated issues, and capital expenditure tracking

What you will NOT be doing

  • Operating remotely through software dashboards — this position demands frequent on-site presence in Austin plus 20–40% travel throughout Central Texas regional locations
  • Leading new campus design initiatives or managing ground-up construction projects — capital development responsibilities belong to a separate department
  • Establishing company-wide procurement policies disconnected from operational realities — your standards emerge from direct facility observation
  • Working within established organizational hierarchies with direct authority over all personnel affecting your outcomes — you'll create accountability through documentation clarity, written follow-through, and rejection of ambiguous contractor commitments
  • Treating "presentation-ready only during leadership visits" as acceptable — persistent problems receive root cause analysis, not repeated work orders
  • Operating in constant crisis response mode — the inspection schedule and predictive maintenance tools exist to identify problems before they generate complaints

Maintain every Central Texas region campus in a safe, premium, and presentation-ready condition daily.

Candidate requirements

  • Located in the Austin, TX metropolitan area or within commuting range, prepared to work primarily from the Austin campus with 20–40% travel across the region
  • Authorized to work in the United States without requiring visa sponsorship
  • 5+ years managing multi-location facilities, regional operations, hospitality management, retail operations, or educational facility operations
  • Documented success managing vendor-provided services for quality performance, cost efficiency, and service-level compliance across multiple sites
  • Hands-on experience addressing urgent facility problems (safety hazards, HVAC failures, security concerns, cleanliness issues) with quantifiable effects on customer satisfaction
  • Established written operational discipline: problem tracking logs, escalation documentation, vendor correspondence, weekly regional performance summaries
  • Confirmed experience with contemporary operations technology (ticketing platforms, IoT and predictive maintenance systems, AI-supported procurement or operational planning)

Nice to have

  • Multi-location operations leadership in premium hospitality environments, high-end retail, private K–12 education, or healthcare organizations serving demanding clientele
  • Experience creating or repairing regional operational frameworks where previous approaches depended on individual effort instead of documented standards
  • History of vendor termination and rebuilding local contractor networks
  • Experience directing capital improvement initiatives (HVAC systems, AV and networking infrastructure, landscaping projects, interior renovations) in active, customer-facing facilities
  • Background operating in AI-driven environments where automated playbooks, monitoring dashboards, and predictive tools handle routine tasks while staff concentrate on decision-making
