Description

Will you become the deal-maker powering the expansion of one of America's most rapidly scaling private school networks?

This position requires you to identify locations, structure lease agreements, and oversee broker networks spanning multiple cities, property categories, and campus sizes (ranging from 25 to 1000 students) with both velocity and accuracy. This is a hands-on execution role. You will independently identify, evaluate, and finalize site agreements across diverse asset classes, wielding genuine authority without bureaucratic delays.

2 Hour Learning is establishing a national network of educational campuses, and your work in this role will enable that expansion by building a scalable, fast-moving site acquisition and launch engine. You will accelerate campus openings by locking in premium locations and finalizing lease contracts with consistency, urgency, and operational scale. The organization requires someone capable of rendering weekly go/no-go decisions, finalizing transactions in days rather than weeks, and mobilizing broker ecosystems to generate qualified opportunities. You will leverage AI capabilities to surpass conventional real estate execution timelines.

What you will be doing

  • Establish and iteratively refine site feasibility frameworks that encompass zoning requirements, permitting processes, space specifications, demographic analysis, brand alignment, and compliance exposure, then convert these parameters into AI-compatible formats that support automated filtering and prioritization
  • Render authoritative go/no-go determinations on prospective sites each week informed by research delivered by individual contributors and broker partners, advancing the deal pipeline with transparent reasoning tied to feasibility standards
  • Directly negotiate term sheets, letters of intent, and lease amendments through to execution, optimizing for velocity, exposure management, and financial efficiency, while deploying AI tools to identify contractual vulnerabilities and expedite legal diligence
  • Create high-impact communication materials and conduct routine engagement sessions to energize brokers, property developers, and capital partners. Deploy AI to create tailored briefing packages at volume that generate qualified transaction opportunities

What you will NOT be doing

  • Building or supervising a sizable team or assigning transaction execution to subordinates
  • Prioritizing multi-year strategic roadmaps above weekly milestones and live deal execution
  • Facilitating transactions without retaining full accountability from initial prospect identification through executed lease documentation

Key responsibilities

Command the complete campus site acquisition funnel, from defining feasibility standards and cultivating broker partnerships to independently executing lease agreements that dictate our expansion pace and geographic footprint.

Candidate requirements

  • 5+ years of experience directing multi-location commercial real estate growth or site acquisition initiatives
  • Personally finalized a minimum of 25 commercial real estate transactions, including lease agreements and/or acquisitions, with direct control over deal architecture and closing
  • Proven track record of owning transaction results, not merely facilitating or monitoring
  • Currently integrates AI tools into everyday work processes (e.g., GPT, contract clause evaluation, data research, pipeline management)
  • Capable of rapidly evaluating site feasibility through analysis of zoning codes, permit requirements, and regulatory frameworks
  • Proficient in applying AI tools for investigative research, content creation, and document analysis
  • Located in the U.S. and available to travel up to 25%
  • Authorized to work in the U.S. without requiring visa sponsorship

Nice to have

  • Prior involvement in franchise growth strategies or multi-unit retail deployment programs
  • Track record of creating or materially enhancing systematic site selection processes
  • Proven capability to analyze lease versus purchase economics and determine optimal ownership structure for individual sites
