Description

This position places you at the center of real estate execution for America's fastest-growing private school network.

You will source properties, negotiate lease agreements, and oversee broker pipelines spanning multiple cities, property classes, and campus formats serving 25 to 1000 students—operating with urgency and accuracy. This is not a role focused on coordination. You will personally identify, evaluate, and finalize site acquisitions across diverse asset categories, exercising genuine decision authority free from organizational delays.

2 Hour Learning is establishing a national network of educational facilities, and this position enables that expansion by building a scalable and efficient site identification and launch framework. Your work will accelerate campus openings through the acquisition of superior locations and the execution of lease transactions marked by consistency, velocity, and scope. The organization requires a professional capable of rendering go/no-go determinations on a weekly basis, finalizing agreements in a matter of days rather than weeks, and mobilizing broker networks to generate vetted transaction opportunities. AI-driven tools will be leveraged to surpass the output of conventional real estate functions.

What you will be doing

  • Establish and refine site feasibility frameworks that address zoning requirements, permitting processes, space specifications, demographic profiles, brand compliance, and regulatory exposure—then convert these standards into AI-compatible formats that support automated filtering and evaluation
  • Render definitive go/no-go decisions on prospective sites each week, informed by research delivered by individual contributors and brokers, and advance the pipeline with transparent reasoning anchored to feasibility benchmarks
  • Directly negotiate and finalize term sheets, letters of intent, and lease amendments through to execution, managing the interplay of speed, exposure, and expense while employing AI resources to identify clause-level concerns and expedite legal assessment
  • Develop detailed communication materials and lead routine engagements to energize brokers, developers, and investors. Apply AI capabilities to create tailored briefings at volume that yield qualified transaction flow

What you will NOT be doing

  • Overseeing a sizable team or assigning transaction execution to subordinates
  • Prioritizing extended strategic development at the expense of weekly milestones and immediate execution
  • Facilitating transactions without retaining personal accountability from initial prospecting through signed lease documentation

Key responsibilities

Lead the complete campus site sourcing process, encompassing the definition of feasibility standards and the cultivation of broker connections, through to the personal closure of lease agreements that dictate the pace and geography of organizational growth.

Candidate requirements

  • 5+ years of experience directing multi-location real estate growth or property sourcing initiatives
  • Personal track record of closing a minimum of 25 commercial real estate transactions, encompassing lease agreements and/or acquisitions, with direct control over deal composition and completion
  • Proven ownership of transaction results, distinct from coordination or supervisory roles
  • Current and regular use of AI tools in everyday operations (e.g., GPT, contract clause analysis, research functions, pipeline tracking)
  • Capacity to evaluate site suitability rapidly by interpreting zoning codes, permitting requirements, and regulatory frameworks
  • Proficiency with AI-based tools for investigation, content creation, and document examination
  • Located in the U.S. and available for travel up to 25%
  • Legal authorization to work in the U.S. without requirement for sponsorship

Nice to have

  • Prior involvement in franchise growth or multi-unit retail deployment
  • Track record of creating or materially enhancing replicable site selection methodologies
  • Proven capability to assess lease versus purchase alternatives and determine the optimal structure for each property
