Description

You will serve as the deal-making force behind the fastest-growing private school network in America.

This position requires you to identify locations, negotiate lease agreements, and oversee broker networks spanning multiple cities, property categories, and campus sizes (ranging from 25 to 1000 students) with both speed and accuracy. This is not a role focused on coordination. You will directly identify, evaluate, and finalize sites across diverse asset classes, exercising genuine decision-making authority without corporate red tape.

2 Hour Learning is establishing a national network of educational facilities, and this position is critical to that expansion by building a scalable and efficient site acquisition and launch process. You will enable campus openings by identifying premium locations and executing lease transactions with consistency, velocity, and scope. The organization requires an individual capable of rendering go/no-go decisions on a weekly basis, finalizing transactions in days rather than weeks, and mobilizing broker ecosystems to generate qualified opportunities. You will leverage AI technology to surpass conventional real estate operations.

What you will be doing

  • Establish and refine site feasibility frameworks that address zoning regulations, permitting requirements, square footage specifications, demographic factors, brand compliance, and regulatory exposure, then convert these criteria into AI-compatible formats that support automated filtering and evaluation
  • Render definitive go/no-go determinations on prospective sites each week based on intelligence gathered from individual contributors and brokers, advancing the pipeline with transparent reasoning tied to feasibility standards
  • Personally shepherd term sheets, letters of intent, and lease revisions through to execution, weighing speed, exposure, and expense, while employing AI tools to identify clause-level hazards and expedite legal assessment
  • Create detailed briefing materials and conduct regular engagements to mobilize brokers, developers, and investors. Deploy AI to create customized outreach at scale that generates qualified transaction flow

What you will NOT be doing

  • Leading a sizable team or assigning transaction execution to subordinates
  • Prioritizing long-range strategic initiatives over weekly achievements and immediate execution
  • Facilitating transactions without direct accountability for results from initial prospect through executed lease

Key responsibilities

Take full ownership of the campus site acquisition pipeline from end to end, encompassing the establishment of feasibility parameters and cultivation of broker partnerships through personal execution of lease closings that dictate our scaling trajectory and pace.

Candidate requirements

  • 5+ years of experience driving multi-site real estate growth or location sourcing initiatives
  • Personal track record of closing a minimum of 25 commercial real estate transactions, including lease agreements and/or acquisitions, with direct control over deal structure and execution
  • Proven accountability for transaction results, not merely facilitation or supervision
  • Current integration of AI tools into daily work processes (e.g., GPT, clause review, research, pipeline management)
  • Capacity to rapidly evaluate site feasibility through analysis of zoning codes, permitting procedures, and regulatory environments
  • Proficient in applying AI tools for research tasks, document drafting, and contract review
  • Located in the U.S. and available to travel up to 25%
  • Authorized to work in the U.S. without requiring sponsorship

Nice to have

  • Experience in franchise growth or multi-unit retail deployment
  • Track record of creating or substantially enhancing systematic site selection processes
  • Proven capability to assess lease versus purchase alternatives and select the optimal structure for each location
