Description

This position places you at the center of site acquisition for one of America's most rapidly expanding private school networks.

You will identify properties, execute lease negotiations, and oversee broker channels spanning multiple cities, property categories, and enrollment configurations—from 25-student facilities to 1,000-student campuses—with both urgency and accuracy. This is not a support or facilitation position. You will independently identify, evaluate, and finalize locations across diverse asset classes, wielding full decision authority without organizational delays.

2 Hour Learning is constructing a national portfolio of educational facilities, and your work will directly enable that expansion by establishing a scalable and efficient site identification and launch process. Your responsibility is to accelerate campus openings by securing superior properties and executing lease agreements with consistency, velocity, and scope. The organization requires someone capable of rendering go/no-go decisions on a weekly cadence, finalizing transactions in days rather than weeks, and mobilizing broker ecosystems to generate vetted opportunities. You will leverage AI capabilities to surpass conventional real estate operations.

What you will be doing

  • Establish and iteratively refine site feasibility frameworks addressing zoning regulations, permitting pathways, spatial requirements, demographic profiles, brand compliance, and regulatory exposure—then convert these parameters into AI-compatible structures that support automated screening and prioritization
  • Render authoritative go/no-go determinations on prospective sites on a weekly basis, informed by analysis from individual contributors and broker partners, advancing the pipeline with transparent reasoning tied to feasibility standards
  • Directly shepherd term sheets, letters of intent, and lease redlines through to execution, reconciling velocity, exposure, and economics, while deploying AI solutions to identify clause-level liabilities and streamline legal diligence
  • Develop high-context collateral and conduct recurring briefings to engage brokers, developers, and capital partners. Apply AI to create tailored communications at volume that yield qualified transaction flow

What you will NOT be doing

  • Overseeing a sizable team or assigning transaction execution to subordinates
  • Emphasizing long-horizon strategic initiatives at the expense of weekly deliverables and immediate execution
  • Facilitating transactions without maintaining personal accountability for results from initial prospect through signed agreement

Key responsibilities

Direct the comprehensive campus site sourcing pipeline, encompassing the definition of feasibility parameters and stewardship of broker networks through to personally finalizing leases that dictate the geography and pace of organizational growth.

Candidate requirements

  • 5+ years of experience directing multi-location real estate growth or site identification initiatives
  • Personal track record of closing a minimum of 25 commercial real estate transactions, including leases and/or acquisitions, with direct responsibility for deal architecture and execution
  • Proven accountability for transaction results, beyond mere coordination or supervisory functions
  • Active integration of AI technologies into everyday work processes (e.g., GPT, clause-level analysis, research automation, pipeline tracking)
  • Capacity to rapidly evaluate site feasibility through zoning analysis, permitting assessment, and regulatory interpretation
  • Proficient in applying AI tools for investigation, content generation, and document examination
  • U.S.-based and available for travel up to 25% of the time
  • Legal authorization to work in the United States without need for sponsorship

Nice to have

  • Experience in franchise development or multi-unit retail expansion programs
  • History of designing or materially enhancing reproducible site selection methodologies
  • Proven capability to assess lease versus purchase alternatives and determine the optimal structure for individual locations
