Description

This position places you at the center of America's fastest-growing private school network expansion.

You will source locations, negotiate lease agreements, and oversee broker relationships across multiple markets, property categories, and campus sizes (ranging from 25 to 1000 students) with both urgency and accuracy. This is not a facilitation role. You will independently identify, evaluate, and finalize sites across diverse property types, exercising genuine authority without bureaucratic delays.

2 Hour Learning is establishing a national school presence, and this position enables that trajectory by building a scalable and efficient location acquisition and launch framework. Your work will accelerate campus openings by securing optimal sites and completing lease transactions with consistency, velocity, and scope. The organization requires someone capable of rendering approval or rejection decisions each week, finalizing agreements in days rather than weeks, and mobilizing broker networks to generate vetted opportunities. AI-powered tools will position you ahead of conventional real estate operations.

What you will be doing

  • Establish and refine site qualification frameworks addressing zoning, permitting, square footage requirements, demographic analysis, brand alignment, and compliance exposure, then convert these into AI-compatible formats that support automated filtering and evaluation
  • Render definitive approval or rejection decisions on prospective sites each week based on findings from individual contributors and brokers, advancing the pipeline with transparent reasoning tied to qualification standards
  • Directly manage term sheets, letters of intent, and lease revisions through to execution, calibrating speed, exposure, and expense, while leveraging AI tools to identify clause-level concerns and expedite legal assessment
  • Create detailed communications and conduct recurring briefings to engage brokers, developers, and capital partners. Deploy AI to produce tailored outreach at volume that yields qualified deal opportunities

What you will NOT be doing

  • Overseeing a sizable staff or assigning deal closure responsibilities to subordinates
  • Prioritizing extended strategic initiatives ahead of weekly achievements and immediate execution
  • Facilitating transactions without direct accountability for results from initial contact through signed agreement

Key responsibilities

Direct the complete campus site acquisition process, encompassing the definition of qualification standards and management of broker networks through to personally finalizing leases that dictate expansion location and velocity.

Candidate requirements

  • 5+ years of experience directing multi-location real estate growth or site acquisition initiatives
  • Personally finalized a minimum of 25 commercial real estate transactions, including leases and/or acquisitions, with direct responsibility for deal design and execution
  • Proven accountability for transaction results, not merely facilitation or supervision
  • Currently integrates AI tools into everyday work routines (e.g., GPT, clause examination, research, pipeline management)
  • Capable of rapidly evaluating site feasibility through zoning, permitting, and regulatory analysis
  • Proficient with AI tools for investigation, composition, and document analysis
  • Located in the U.S. and prepared to travel up to 25%
  • Legally permitted to work in the U.S. without sponsorship requirements

Nice to have

  • Experience in franchise growth or multi-unit retail deployment
  • Track record of creating or substantially enhancing repeatable location selection methodologies
  • Proven capacity to assess lease versus purchase alternatives and determine the appropriate approach for each location
