Description

This role positions you as the deal-maker driving America's fastest-expanding private school network.

You will identify locations, negotiate lease agreements, and oversee broker networks spanning multiple cities, property categories, and campus configurations (ranging from 25 to 1000 students) with both urgency and accuracy. This is not about coordination—you will directly source, evaluate, and finalize locations across diverse asset classes, wielding genuine authority without bureaucratic delays.

2 Hour Learning is establishing a national network of educational facilities, and this position is the engine behind that expansion by building a scalable and accelerated site acquisition and deployment system. Your work will enable campus openings by locking in superior sites and executing lease transactions with consistency, velocity, and scope. The organization requires someone capable of rendering go/no-go decisions on a weekly cadence, finalizing agreements in days rather than weeks, and mobilizing broker ecosystems to generate vetted opportunities. AI-powered tools will be your advantage over conventional real estate operations.

What you will be doing

  • Establish and iteratively refine site qualification frameworks encompassing zoning regulations, permitting requirements, spatial dimensions, demographic profiles, brand compliance, and legal exposure, then convert these standards into formats compatible with AI systems for automated screening and evaluation
  • Render definitive go/no-go determinations on prospective sites each week, informed by analysis conducted by individual contributors and brokers, advancing deal flow with transparent reasoning tied to qualification benchmarks
  • Directly negotiate term sheets, letters of intent, and lease amendments through to execution, optimizing for velocity, exposure, and expense, leveraging AI capabilities to identify contractual hazards and expedite legal assessment
  • Develop detailed materials and conduct recurring briefings to engage brokers, property developers, and capital partners. Deploy AI to create tailored communications at volume that yield qualified transaction pipelines

What you will NOT be doing

  • Building or overseeing a sizable team or assigning deal closure responsibilities to subordinates
  • Prioritizing extended strategic roadmapping above weekly achievements and immediate execution
  • Facilitating transactions without direct accountability from initial prospect through executed lease

Key responsibilities

Take full ownership of the comprehensive campus site acquisition funnel, from defining qualification standards and stewarding broker partnerships to directly finalizing leases that dictate the pace and geography of our growth.

Candidate requirements

  • 5+ years leading multi-location real estate expansion or site procurement initiatives
  • Direct closure of no fewer than 25 commercial property transactions, encompassing leases and/or acquisitions, with hands-on control of deal architecture and completion
  • Proven ownership of transaction results, not merely facilitation or supervision
  • Current, regular application of AI technologies in everyday work processes (e.g., GPT, contract clause examination, information gathering, pipeline management)
  • Capability to rapidly evaluate site feasibility through analysis of zoning codes, permitting frameworks, and compliance landscapes
  • Proficient in applying AI resources for investigation, content creation, and documentation analysis
  • U.S.-based and prepared to travel up to 25%
  • Authorized to work in the United States without requiring sponsorship

  • History in franchise growth or multi-unit retail deployment
  • Track record of creating or substantially enhancing systematic site selection methodologies
