Description

This position places you at the center of site acquisition for one of America's fastest-expanding private school networks.

You will identify properties, execute lease negotiations, and oversee broker networks spanning multiple cities, property classes, and campus configurations (ranging from 25 to 1000 students) with both agility and accuracy. This is not a support or facilitation role. You will directly identify, evaluate, and finalize locations across diverse asset categories, holding genuine authority and operating without layers of approval.

2 Hour Learning is establishing a national presence through its school portfolio, and this position serves as the engine for that expansion by building a scalable, fast-moving site acquisition and launch framework. You will enable campus openings by locking in quality real estate and completing lease agreements with consistency, urgency, and volume. The organization requires a leader capable of rendering go/no-go decisions on a weekly cadence, finalizing transactions in days rather than weeks, and mobilizing broker ecosystems to generate vetted opportunities. AI-powered tools will be central to how you outperform conventional real estate operations.

What you will be doing

  • Establish and iteratively refine site feasibility frameworks addressing zoning compliance, permitting pathways, square footage requirements, demographic alignment, brand consistency, and regulatory exposure, then convert these standards into AI-compatible inputs that support automated screening and prioritization
  • Render definitive go/no-go determinations on prospective sites each week drawing on intelligence from individual contributors and broker partners, advancing the pipeline with transparent reasoning tied to feasibility benchmarks
  • Take direct ownership of term sheets, letters of intent, and lease negotiations through final execution, calibrating speed, exposure, and economics while leveraging AI capabilities to identify contractual risks and expedite legal diligence
  • Create detailed briefing materials and conduct recurring engagement sessions to energize brokers, developers, and capital partners. Deploy AI to generate tailored communications at volume that yield qualified deal opportunities

What you will NOT be doing

  • Building or overseeing a sizable team or assigning deal closure responsibilities to subordinates
  • Prioritizing multi-year strategic initiatives over weekly milestones and live deal execution
  • Facilitating transactions without retaining full accountability from initial prospect through executed lease

Key responsibilities

Lead the complete campus site acquisition process, encompassing the definition of feasibility standards and cultivation of broker networks through direct execution of lease closings that dictate the pace and geography of organizational growth.

Candidate requirements

  • 5+ years of experience driving multi-location real estate growth or site acquisition initiatives
  • Personally finalized a minimum of 25 commercial real estate transactions, including leases and/or acquisitions, with direct control over deal terms and execution
  • Proven track record of owning transaction results, not merely facilitating or supervising them
  • Currently integrates AI tools into everyday work (e.g., GPT, contract clause review, research automation, pipeline tracking)
  • Capable of rapidly evaluating site feasibility through analysis of zoning codes, permitting requirements, and regulatory frameworks
  • Proficient in applying AI solutions for research tasks, content generation, and document analysis
  • Located in the U.S. and available for travel up to 25%
  • Authorized to work in the U.S. without requiring visa sponsorship

  • Prior involvement in franchise growth or multi-unit retail expansion programs
  • Track record of designing or substantially enhancing scalable site selection methodologies
  • Proven capability to assess lease versus purchase alternatives and determine optimal structure for each property
