Description

This position drives the real estate strategy behind one of the nation's fastest-expanding private school networks.

You will source locations, negotiate lease agreements, and oversee broker relationships across multiple markets, property types, and campus configurations—ranging from 25 to 1000 students—with both velocity and accuracy. This is not a facilitation position. You will independently identify, evaluate, and finalize sites across varied asset classes, exercising genuine authority without bureaucratic delays.

2 Hour Learning is establishing a national network of educational facilities, and this role enables that expansion by building a scalable, repeatable system for site acquisition and campus activation. You will accelerate campus openings by securing optimal real estate and executing agreements with consistency, urgency, and operational scale. The organization requires someone capable of rendering go/no-go decisions on a weekly basis, finalizing transactions in days rather than weeks, and mobilizing broker networks to generate vetted opportunities. AI-powered tools will be central to outperforming conventional real estate operations.

What you will be doing

  • Establish and continuously refine site evaluation frameworks that address zoning compliance, permitting pathways, spatial requirements, demographic alignment, brand consistency, and regulatory exposure—then codify these standards into AI-ready formats that support automated filtering and prioritization
  • Render definitive go/no-go determinations on prospective sites each week, informed by research provided by individual contributors and brokers, advancing the deal pipeline with transparent reasoning tied directly to viability standards
  • Directly negotiate term sheets, letters of intent, and lease modifications through execution, optimizing for transaction speed, risk mitigation, and cost efficiency while deploying AI solutions to identify clause-level concerns and expedite legal diligence
  • Create detailed engagement materials and conduct regular outreach sessions to energize brokers, property developers, and capital partners. Leverage AI to produce tailored briefing documents at volume, ensuring consistent delivery of qualified opportunities

What you will NOT be doing

  • Building or managing a sizable team or assigning deal execution responsibilities to subordinates
  • Prioritizing long-horizon strategic initiatives at the expense of weekly milestones and live deal flow
  • Facilitating transactions without retaining personal accountability for results from initial prospect identification through final lease signature

Key responsibilities

Assume full accountability for the campus site acquisition pipeline—from defining viability standards and cultivating broker channels to directly finalizing lease agreements that dictate our pace and geography of growth.

Candidate requirements

  • 5+ years of experience directing multi-location real estate growth or site acquisition initiatives
  • Personal track record of closing no fewer than 25 commercial real estate transactions, including lease agreements and/or acquisitions, with direct responsibility for deal structuring and completion
  • Proven ownership of transaction results, not merely coordination or supervisory involvement
  • Current, habitual use of AI-powered tools in everyday work processes (e.g., GPT, clause-level analysis, research automation, pipeline tracking)
  • Capacity to rapidly evaluate site feasibility through zoning analysis, permitting assessment, and regulatory interpretation
  • Proficient in applying AI solutions for research tasks, document drafting, and contract review
  • Located in the United States with availability for travel up to 25%
  • Authorized to work in the United States without visa sponsorship

Nice to have

  • Prior involvement in franchise development or multi-unit retail expansion programs
  • Experience designing or materially enhancing scalable site selection methodologies
  • Proven capability to assess lease versus purchase alternatives and determine optimal deal structure on a site-by-site basis
