Description

This position places you at the center of America's fastest-expanding private school network—as the executive who secures the sites that fuel growth.

You will identify locations, structure lease agreements, and oversee broker networks spanning multiple cities, property classifications, and campus configurations (ranging from 25 to 1000 students) with both velocity and accuracy. This is not a support or administrative function. You will independently identify, evaluate, and finalize site agreements across varied asset classes, exercising genuine authority without bureaucratic delays.

2 Hour Learning is establishing a national portfolio of educational campuses, and this position enables that expansion by building a scalable, repeatable system for site acquisition and launch. You will accelerate campus openings by locking in superior sites and completing lease execution with consistency, urgency, and at scale. The organization requires an executive capable of rendering go/no-go decisions on a weekly basis, finalizing transactions in days rather than weeks, and mobilizing broker ecosystems to generate vetted opportunities. You will leverage AI-driven tools to surpass the output of conventional real estate operations.

What you will be doing

  • Establish and iteratively refine site qualification frameworks that address zoning regulations, permitting processes, square footage requirements, demographic analysis, brand alignment, and compliance exposure, then structure these standards into AI-compatible formats that support automated evaluation and ranking
  • Render definitive approval or rejection decisions on prospective sites each week based on intelligence gathered by individual contributors and broker partners, advancing the deal pipeline with transparent reasoning tied to established qualification standards
  • Directly negotiate and finalize term sheets, letters of intent, and lease amendments through to execution, optimizing for transaction speed, risk mitigation, and cost efficiency, while deploying AI systems to identify clause-level liabilities and expedite legal diligence
  • Create detailed briefing materials and conduct recurring engagements to energize brokers, developers, and capital partners. Utilize AI to produce tailored communications at volume that generate pre-qualified transaction opportunities

What you will NOT be doing

  • Building or supervising a sizable team or assigning deal execution responsibilities to subordinates
  • Prioritizing extended strategic roadmaps over immediate weekly progress and hands-on transaction management
  • Facilitating transactions without direct accountability for results from initial prospect identification through final lease signature

Key responsibilities

Take full ownership of the campus site acquisition process, spanning the definition of site qualification standards and cultivation of broker partnerships through the personal completion of lease agreements that dictate our scaling trajectory and velocity.

Candidate requirements

  • 5+ years of experience directing multi-location real estate growth or site acquisition initiatives
  • Direct responsibility for closing a minimum of 25 commercial real estate transactions, including lease agreements and/or acquisitions, with hands-on control of deal architecture and completion
  • Proven track record of taking personal accountability for transaction results, not merely facilitating or supervising them
  • Current, active integration of AI technologies into everyday work processes (e.g., GPT, contract clause evaluation, research automation, pipeline tracking)
  • Capable of rapidly determining site suitability through analysis of zoning codes, permitting pathways, and regulatory environments
  • Proficient in applying AI solutions for investigation, content generation, and document analysis
  • Located within the U.S. and available for travel up to 25% of the time
  • Authorized to work in the United States without requiring visa sponsorship

Nice to have

  • Prior involvement in franchise growth strategies or multi-unit retail deployment programs
  • Track record of designing or substantially enhancing systematic site selection methodologies
  • Documented capability to analyze lease versus purchase alternatives and determine the optimal transaction structure for each location
