Description

This position places you at the center of site acquisition for the nation's fastest-expanding private school network.

You will identify locations, execute lease negotiations, and oversee broker networks spanning multiple markets, property categories, and campus configurations (serving 25 to 1000 students) with both velocity and accuracy. This is not a support or administrative position. You will directly source, evaluate, and finalize site agreements across diverse property types, exercising genuine authority without layers of approval.

2 Hour Learning is constructing a coast-to-coast portfolio of educational facilities, and this position serves as the enabler of that expansion by establishing a scalable, repeatable system for site identification and launch. You will accelerate campus openings by locking in superior locations and finalizing lease agreements with consistency, speed, and at scale. The organization requires a professional capable of rendering go/no-go decisions on a weekly cadence, finalizing transactions in days rather than weeks, and mobilizing broker ecosystems to generate vetted opportunities. You will leverage AI-powered tools to surpass the output of conventional real estate functions.

What you will be doing

  • Establish and refine frameworks for site feasibility that address zoning compliance, permitting pathways, square footage needs, demographic alignment, brand integrity, and regulatory exposure, then convert these into AI-compatible structures that support automated filtering and ranking
  • Render definitive go/no-go determinations on prospective sites each week, drawing on research provided by individual contributors and brokers, and advancing the pipeline with transparent reasoning anchored to feasibility standards
  • Take personal ownership of term sheets, letters of intent, and lease redline negotiations through execution, calibrating speed against risk and cost, and deploying AI tools to identify clause-level vulnerabilities and expedite legal clearance
  • Create high-quality communication materials and conduct recurring briefings to engage brokers, developers, and capital partners. Apply AI to produce tailored outreach at volume that yields qualified transaction flow

What you will NOT be doing

  • Building or supervising a sizable team or distributing transaction responsibilities to subordinates
  • Emphasizing multi-year strategic initiatives at the expense of weekly deliverables and hands-on execution
  • Facilitating transactions without retaining full accountability from initial prospecting through signed lease documentation

Key responsibilities

Exercise complete ownership of the campus site acquisition funnel, spanning the definition of feasibility parameters and cultivation of broker partnerships through the personal completion of lease agreements that dictate our scaling trajectory and geographic reach.

Candidate requirements

  • 5+ years of experience directing multi-location real estate growth initiatives or site identification programs
  • Track record of personally finalizing a minimum of 25 commercial real estate transactions, encompassing leases and/or acquisitions, with direct control over deal architecture and completion
  • Proven record of owning transaction results, rather than merely facilitating or monitoring
  • Current integration of AI tools into everyday work processes (e.g., GPT, clause scanning, research automation, pipeline management)
  • Capacity to rapidly evaluate site suitability through analysis of zoning codes, permit requirements, and regulatory frameworks
  • Proficiency with AI-driven tools for investigation, document generation, and contract analysis
  • U.S.-based and available to travel up to 25% of the time
  • Authorized to work in the United States without employer sponsorship

Nice to have

  • Prior involvement in franchise growth initiatives or multi-unit retail expansion projects
  • Experience designing or materially enhancing scalable site evaluation frameworks
  • Proven capability to analyze lease versus purchase scenarios and navigate toward the optimal structure for each property
